Taking direct inspiration from elemental conditions, the Lightscape House composes a new living experience that both enhances environmental beauty and resists the forces of nature.  As an adaptable house design for inspiration, creativity, flexibility, and efficient living, it also serves as a protective shelter in the most hazardous conditions.  Combining unique design features, expansive views, abundant natural light, noncombustible materials, and a monolithic structural system, the house enables the appreciation of the surroundings while offering maximum protection from forest fires, hurricanes, and earthquakes.

The architectural system includes three beautifully proportioned modules of 800 sf, 1000 sf, and 1600 sf with flexibility to be standalone or harmoniously combined for larger layouts, expansions, or clusters based on the needs of the site, budget, and space requirements.  A vast palette of square footage options and unique layouts can be achieved ranging from 800 sf to thousands of square feet, with unique design variations within any size combination.  The lightscape house can excel as both a standalone single family home, a community, or a landscape hotel.

Combined or composed as freestanding units, a wide variety of living and site planning conditions can be achieved, unlocking specific strategies for experiential, financial, or urban development goals.  Leveraging a monumental structural wall as an axis and a sculptural anchor, interior or exterior space can be utilized for unique functional applications.  Examples include making a flexible connection between two functional units or individuals, leveraging unused space across two lots for a more expansive duplex development, creating large open courtyards, constructing a facade for privacy, or establishing an active backdrop to an outdoor deck and spa.

The house models feature a beautiful and elemental material palette including smooth and board-formed low-carbon concrete, oak flooring and cabinetry, ultra clear low iron glass, stainless steel, marble, limestone, and a basalt stone facade.  An exposed concrete structural shell sculpturally defines the interior and exterior, shaping light and space.  The concrete displays a rich texture and material history of both wood and stone and forms a vessel for complimentary finishes, millwork, and features. All homes come with custom millwork, lighting, built-in features, and appliance packages.  Options for additional curated materials, scope items, furniture, and lighting are also available.

Balancing transparency and solidity, the Lightscape House includes an expansive single story design, an open layout, large windows, sculptural lightwells, monolithic proportions, reinforced concrete, and highest rated non-combustible type I construction.  It features panoramic views, an abundance of natural light, high ceilings, and long spans while maximizing protective measures with an integrative approach to material properties, structure, and design.  This level of protection and long term durability is rarely seen in domestic architecture and it is necessary in many regions more than ever to preserve the home, protect investment, and secure adequate insurance coverage.

SUSTAINABILITY

The Lightscape House uses a specially engineered low-carbon concrete that incorporates limestone and a light-colored mineral binder recovered during steel production. This reduces embodied CO₂ emissions by up to 35% compared to conventional Portland cement concrete, while improving strength, workability, and the finish quality of the material. We are targeting 40–50% CO₂ reduction as LC3 concrete becomes readily available in the United States, with long-term reductions potentially far greater through electrified kilns, renewable energy, and carbon capture technology.  Concrete is an essential material in construction that will not disappear. If executed at a global scale, the strategies demonstrated in the Lightscape House could reduce worldwide CO₂ emissions by approximately 3–4%, with even greater reductions possible as carbon capture technologies continue to develop.

With the high thermal mass of concrete, an airtight envelope, reduced joints that minimize leakage, and optional systems such as radiant heating and geothermal, the operational energy of the home is significantly reduced. By using long-lasting materials, a robust structural system, and high-quality construction, the Lightscape House is designed for exceptional durability and longevity. A longer building lifespan reduces waste and distributes the embodied energy across a longer life cycle, lowering the overall environmental impact of the project.

A beautiful and functional home made to order and installed on site in a holistic and hands-free turnkey process.  We are providing high end custom quality in a convenient, efficient, economical, and adaptable process.  Similar to ordering custom clothing, the customer can pick and choose what they would like, the home is tailored to the site, budget, and space needs, then the final selection is made to order and installed on the property.  Due to the unique nature of the concrete mix, structural specifications, and in situ aesthetics, the lightscape shell is site cast to ensure maximum quality, optimal performance, and installation versatility for a wide variety of site conditions.

This home includes all essentials for a ready to live-in dwelling including foundation, shell, flooring, windows, millwork, lighting, built in storage, appliance package, MEP, and fixtures.  The turnkey service includes the proprietary design and specifications, a custom configuration that adapts to the specific site, configuration for specific scope items and curated finish choices, coordination and sourcing of essential consultants, sourcing a skilled general contractor, project management, and quality control of design specifications.
